With Hua Quan in the Property Palace, you're the one who calls the shots at home — whether to buy, how to renovate, whose name goes on the deed. You have strong drive around real estate and often benefit from it. But there are two sides: "my house, my rules" and "everything about the house lands on me." The person who decides and the person who carries it are often the same person.
The Property Palace covers real estate, family, living environment, and stored wealth. Hua Quan here colors all four: dominance in property, authority at home, possibly a large or impressive residence, and control over household finances. But power also brings pressure and disputes.
Dominance in Real Estate
You drive property decisions — you're the one pushing to buy, your name is on the deed, you cover the mortgage, you choose the renovation. People with this placement often own multiple properties or larger homes than peers.
With Lu Cun or Hua Lu, property pays off — bought early, appreciated well, steady rental income. The house supports you.
With Hua Ji or malefics, property pressures you — heavy mortgage, budget overruns, title disputes, debt taken on to buy. You support the house.
Authority at Home
You carry weight in family decisions. If married, you may be the household CFO — you decide the big things, your partner decides the small ones, and you define what counts as big.

An annual Hua Quan entering Property brings a major home event — purchase, move, renovation, or increased authority at home.
An annual Hua Ji opposing Property brings property trouble — disputes, defects, neighbor conflicts, elder health issues. Don't make large real estate investments this year.
Reading Order After You Cast the Chart
When you see Hua Quan in the Property Palace:
- Which star transforms? Tian Fu = stable property, Tai Yin = female running the home, Wu Qu = property wealth, Tian Liang = elder dominance.
- Check Lu Cun/Hua Lu — with Lu, property is an asset; without, it's a burden.
- Check malefics: Qing Yang/Huo Xing = family conflict, Tuo Luo = delays, Kong Jie = unstable storage.
